They look similar on a map but are aimed at different buyers, and the differences that matter are eligibility, distance to the MRT and the type of title. D'Nuri: the cheapest, but only if you qualify
D'Nuri is a Rumah Selangorku unit under the state's affordable-housing scheme, reserved for eligible Bumiputera buyers. Every unit is the same 550 sq ft, 2-bedroom, 1-bathroom layout at a fixed RM270,000, about 400m (a 6-minute walk) from Kwasa Sentral MRT. If you are eligible, it is the closest and the cheapest of the three. If you are not, it is simply not available to you, so eligibility decides this one before preference does. D'Evia: the transit-linked family option open to everyone
D'Evia sits on the same site, about 600m (an 8-minute walk) from Kwasa Sentral MRT. It is a 32-storey tower of around 438 units on roughly 2.014 acres, with 657, 958 and 1,109 sq ft layouts, from two to four bedrooms, and GreenRE Green Building certification. It has no eligibility restriction, so it is the choice for someone who wants MRT access and more space than D'Nuri offers. The walk is real rather than covered, so it is fine most days and less fun in heavy rain.
e.Sentral SmartCity: lowest entry price, but further from the MRT
e.Sentral is a much larger mixed development of 973 units, with serviced apartments, LoSo suites and retail, and an entry price of RM270,000 gross. The trade-off is distance: it is about 3.3km from MRT Kwasa Sentral, so the developer's shuttle service and your own car matter more. It is also on commercial title with a lease to 2113, which can differ from residential title in loan margins, utility tariffs and stamp duty treatment. Ask about how that applies to your own financing before you commit.
Which one fits you?
If you are Bumiputera and eligible for Rumah Selangorku, look at D'Nuri first. If you want to be within a walk of the MRT with a family-sized unit, D'Evia is the strongest fit. If your budget is the tight limit and you drive, e.Sentral gives the lowest entry, as long as you are comfortable with commercial title and a longer trip to the station. Whichever you choose, visit the area at peak hour, since Kwasa Damansara is still a developing township and the surroundings will change over the next few years.
