Project Review · OUG
A completed, pure-residential freehold condo in OUG by WCT — walked through on video, unit by unit.
Most of what I show buyers is still on paper — floor plans, showflats built to impress, a completion date years out. The Maple Residences by WCT in OUG is the opposite case: it's already built, already handed over, and what you view is exactly what you'd move into. For buyers tired of waiting three to five years for a new launch, or nervous about a project stalling mid-construction, that alone changes the calculation.
Three things stack together here that rarely do. First, it's completed — no construction risk, no handover delays, no guessing what the actual finishes look like versus a showflat render. Second, it's freehold. Third, and less obvious, it sits on a pure residential title rather than a mixed commercial-residential one — which matters more than it sounds. A pure residential title generally means tighter control over who's coming and going in the building, without the same exposure to short-stay or Airbnb-style tenants passing through commercial-titled units in the same block.
The Maple Residences is one residential phase within a larger WCT master township in OUG — the same broader development that Aras Residences OUG belongs to as a newer phase. The township is planned around three elements: residential towers, a commercial strip, and a landscaped green park running through the middle. WCT has also already built out a Food Merchant grocery store within the township itself, so daily necessities don't require leaving the compound.
The development is split into Towers A, B and C. Tower A, the smaller-unit tower, is fully sold. Tower B has only a handful of top-floor units left. Tower C — the main tower currently being sold — carries the larger layouts, up to 1,378 sq ft, including a dual-key configuration that works well as a small home office, hobby room, or a separate rentable studio within the same unit.
The larger units also come with an 11.8ft ceiling height paired with full-height glazing — noticeably taller than a standard condo ceiling, and it changes how the space feels rather than just how it looks on a floor plan. The 1,378 sq ft 3-bedroom layout even fits a proper wet-and-dry kitchen split, which is genuinely rare to see at that size — most 1,200–1,300 sq ft units in the current market don't have room for both.
This is the detail I keep coming back to. Each floor in Tower C has 8 units, split into two wings of 4 units each — and each wing is served by its own bank of 4 lifts. In practice, that's close to a one-lift-to-one-unit ratio on your side of the floor. You're not sharing a single lift lobby with the whole floor, and you don't have strangers or short-stay guests passing your door to reach a different wing. In a market where new towers keep adding density and units per floor, this is a layout choice you don't see often.
The facility floor sits on Level 7 and is built across the same double-volume, full-glass design language as the rest of the project. It includes a 50-metre infinity-edge pool facing Bukit Jalil, a gym, a kids' playground with a water feature, a yoga room, a multi-purpose hall, and landscaped garden areas — all across roughly 4.9 acres for a development of just over 900 units, which is a generous facility-to-unit ratio.
OUG remains one of the more convenient, lived-in parts of the Klang Valley to actually reside in day to day — a morning wet market for fresh produce, well-known local food (curry mee, dim sum, tea restaurants), two Village Grocer outlets nearby (Bukit Jalil and Old Klang Road), and an NSK hypermarket about 10 minutes away. The project itself sits right at the junction of the Kesas and MEX Highways, putting KLCC and TRX roughly 20 minutes away by car. Two rail stations are within easy driving distance: LRT Awan Besar, about 8 minutes away, and MRT Taman Naga Emas on the Putrajaya Line, about 11 minutes away — just 4 stops from TRX.
For the 1,378 sq ft units in Tower C, pricing runs roughly RM900,000 to RM1 million depending on facing and floor — units facing the KL skyline (Merdeka 118, TRX) versus those facing Bukit Jalil's greenery and golf course each carry a different premium. WhatsApp me for the current exact price and which stack is still open, since availability shifts as units move.
Yes. The Maple Residences carries a freehold, pure residential title — notably, not a mixed commercial/residential title, which is uncommon for a development of this size in the Klang Valley.
Yes. Unlike a new launch where you wait 3-5 years for completion, The Maple Residences is already built and units are ready for immediate occupation, which removes construction and delayed-handover risk entirely.
Tower A (smaller units) is fully sold. Tower B has only a handful of top-floor units left. Tower C, with larger layouts up to 1,378 sq ft including dual-key options, is the main tower currently available. WhatsApp Joey for the latest unit availability.
