A home a few minutes on foot from Pavilion, the park or the LRT rents faster and higher than one that needs a car for everything. In the core, a furnished 900+ sq ft 3-bedroom was renting for around RM3,500–4,000 a month in 2026 — a level outer pockets haven't reached.

Land that's running out holds its value

Most walkable land around Pavilion has already been built on. With little new supply possible next door, resale buyers compete for what exists. Outer pockets still have land, so new launches keep arriving to compete with your unit.

Completed core projects like Park Sky, Park 2 and The Tropika now resell around RM200 psf above their launch prices. Outer pockets are priced lower — often for potential that's still to come, such as KL Wellness City.

A park, a golf course or a mall lifts a building; being close to industrial land or a busy highway interchange holds it back. Two towers 2 km apart can feel like different neighbourhoods.

Huge towers full of the same small layout end up competing with each other for every tenant and resale buyer. Lower-density projects and family-sized layouts face far less of that.

Outer pockets cost less per square foot but face more new supply, rely more on future catalysts, and can sit nearer industrial land or busy roads.

What is the difference between Tier 1 and Tier 2 locations in Bukit Jalil?
