Bandar Seri Coalfields: a 1,001-acre freehold township by KLK Land

BSC spans 1,001 acres of freehold land and is planned as a self-contained community rather than a single project — around 2,453 homes have already been handed over, with an on-site population estimated at roughly 10,300. The township is anchored by a 50-acre central park, the BSC Club (swimming pool, gym, badminton, tennis and basketball courts), and the Footballhub, which opened in August 2024 with an international-sized football field and a futsal field.

The commercial spine is filling in quickly. The Coalfields Retail Park — a 13.6-acre, two-storey hybrid mall with around 135 tenants — is under construction and targeted to open in 2026. A Petronas station, a Perodua service centre, a Daihatsu 3S centre and a co-working space have all commenced within BSC Central, and Wesley Methodist School (private, kindergarten to secondary) has operated inside the township since 2019. A government Chinese primary school, SJK(C) Lee Loy Seng, and a Chinese independent school are in planning.

Road access is via the LATAR Expressway, Guthrie Corridor Expressway, NKVE, DASH and the North–South Expressway, and BSC is roughly 14–15km from the Sungai Buloh MRT/KTM interchange, about 20km from Subang (SkyPark) Airport and around 32km from Kuala Lumpur city centre. Two rounds of road-upgrading works along Persiaran Puncak Alam and the surrounding corridor are underway to improve access as the township grows.

How the township is laid out

BSC is organised into precincts. Precincts 1 and 3 hold the earlier residential phases — Hibiscus, Banyan, Bromelia, Duranta, Oleander, Ixora and Senna — most of which are completed and occupied. Precinct 2 is the mixed-use zone around BSC Central and the BSC Waterfront shops. The newer North Haven enclave, in the north of the township, is where the current premium launches sit, including Hemmingway, Hampton, The Walden, Jardin, Quinton and Caledonia Avenue.

Two affordable-housing phases under the Rumah Selangorku programme — around 498 units in total — have already been completed within the township as of 2026.
