The Aldenz has 662 units in a single 40-storey tower, but only two core layouts, which makes the choice simpler than most new launches. The harder part is the variants: balcony or lanai, and a hackable wall on some stacks. This guide uses the developer's official floor plans for sizes and layouts. It does not quote a per-type price, because a confirmed price list by type is not published on this site, so WhatsApp me for the current numbers.
The two layouts at a glance
| Type | Size | Layout | Car parks |
|---|---|---|---|
| Type A (A1 / A2) | 775 sq ft | 2 bedrooms, 2 bathrooms | 2 |
| Types B / C / D | 926 sq ft | 3 bedrooms, 2 bathrooms | 2 |
Every unit comes with two car park bays, which is worth noting in Damansara Perdana, where most households run two cars.
Type A (775 sq ft): the compact two-bedroom
Type A gives two bedrooms and two bathrooms, so two people are not sharing a single bathroom, which suits a couple, two sharers or a small family. It is the lowest entry point, with indicative pricing starting from around RM622,000. It is a natural choice for a first home or for a buyer who wants the smallest commitment. The trade-off is space: there is no third room, so anyone working from home will use a corner of the living area or a bedroom.
Types B, C and D (926 sq ft): the three-bedroom
The 926 sq ft plans add a third bedroom in about 150 sq ft more than Type A, while keeping two bathrooms. That third bedroom is what makes it a family unit, or a two-bedroom-plus-study for someone who works from home. Types B, C and D share the same size and room count, so the difference between them is in the layout and stack, not the headline numbers. Ask for the three plans side by side to see how the living, dining and bedroom positions differ, and which direction each faces.
Balcony or lanai
The layouts come in balcony and lanai variants. A balcony is an open outdoor strip. A lanai is generally a sheltered, semi-covered space, so it tends to be more usable in rain, though the exact design should be checked on the plan. Which variant you get depends on the stack, so decide what you value, an open view or a sheltered space, and then ask which stacks offer it.
The hackable wall
On some stacks there is a hackable wall, meaning a non-structural wall that can be removed. It lets an owner combine spaces or carve out a flexible extra room. It is a useful option, but it depends on the stack, and any renovation should follow the building's management rules, so confirm what is allowed before you rely on it.
Which one should you pick?
Choose Type A if you want the lowest entry price and a compact home. Choose the 926 sq ft type if you have children, need a home office room or plan to stay for years. Both work best for someone who drives, since The Aldenz sits at the junction of the Sprint, LDP and DASH highways, with Mutiara Damansara MRT about 1.7km away rather than a short walk. I cover the location and the wider township in my Aldenz review.
