EXSIM was founded in 2008 by Lim Aik Hoe together with his brothers Aik Kiat, Aik Fu and Aik Keong, and formally incorporated the following year as EXSIM Development Sdn Bhd. The company began with commercial and industrial projects — the Nouvelle Industrial Park series in Kota Damansara — before moving into residential development. Its maiden residential project, The Treez @ Bukit Jalil, was recognised as Southern Kuala Lumpur's first Green Residential Building, and green certification has stayed central to the company's approach since: every completed and ongoing EXSIM high-rise carries green certification, across roughly 20 certified launches to date.
EXSIM has completed around 14 projects, including The Treez, The Rainz, Expressionz, Petalz Residences, Twin Arkz and The Leafz. It has picked up industry recognition along the way, including two World Silver wins at the FIABCI World Prix d'Excellence Awards 2026 — for Millerz Square @ Old Klang Road (Mixed-Use Development) and The Arcuz @ Kelana Jaya (Residential High Rise) — as well as earlier wins including the iProperty People's Choice Awards Best Emerging Developer title.
