MABA Suitez @ Merdeka 118 is a joint-venture redevelopment between EXSIM and the Malaysian Basketball Association (MABA), rising on the former 1.328-acre Wisma Maba site along Jalan Hang Jebat, Kuala Lumpur — directly opposite the Merdeka 118 precinct. The RM800 million development comprises 60-storey twin towers with roughly 1,000 to 1,300 units reported across different sources, mixing serviced apartments (484–657 sq ft) with office suites from 323 sq ft.
Groundbreaking was held on 30 November 2025, with EXSIM targeting completion in 2031. As part of the joint venture, MABA is relocating into a new 3,000 sq ft headquarters within the development, complete with a dedicated three-on-three basketball court. Proceeds from the project are earmarked to fund at least RM170 million in long-term financial assets for Malaysian basketball, including RM120 million set aside to repurchase units for rental income.

Media reports at groundbreaking in December 2025 cited an indicative range of roughly RM1,800–RM2,200 per sq ft, with final pricing yet to be released at the time. Current market indication is around RM2,100–RM2,200 per sq ft. This has not been independently confirmed against the developer's official price list — WhatsApp Joey for the latest confirmed pricing, unit availability and booking terms.
MABA Suitez sits directly opposite Merdeka 118 — roughly 50m from Merdeka 118, 118 Mall and Merdeka Stadium — with Merdeka MRT (SBK17) about 500m away and LRT Plaza Rakyat within walking distance. Lalaport is roughly 800m away. The site is surrounded by Petaling Street, established schools, and Kuala Lumpur's core public transport network of MRT, LRT and monorail lines.
EXSIM Group is a Malaysian property developer active across the Klang Valley, with other current projects including Phoeniz Suites KLCC and Queenswoodz @ Bukit Jalil. MABA Suitez is developed in joint venture with the Malaysian Basketball Association, which owned the former Wisma Maba site and will use its share of proceeds to fund long-term financial assets for Malaysian basketball, including a new MABA headquarters within the development.
