Queenswoodz floor plans: which unit type should you choose?

Five layouts from 807 to 1,410 sq ft, including a dual-key unit. Here is how they differ and who each one suits.

Queenswoodz, EXSIM's new launch in Bukit Jalil, has five layouts and a few small variations that are easy to miss on a brochure. Choosing the wrong one is the most common regret with a new launch, so this guide walks through each type using the developer's official floor plans. Sizes and layouts are from those plans. Prices are not covered type by type because a confirmed per-type price list has not been published on this site, so WhatsApp me for those.

The "+1" in a Malaysian layout is an additional small room, commonly used as a study or store. It is worth asking for its exact dimensions on the plan, because it can be very compact.

Type A (807 sq ft): the entry point

Type A is the smallest and the one with the lowest entry price: the advertised "from RM7xxK" starting price applies to the smaller units. Two bedrooms plus a small extra room suits a couple, a young family or a single owner who wants a study. It is the layout to consider first if budget is the main limit. Check the balcony question below before choosing it.

Type B (936 sq ft): the balanced family layout

Type B keeps three proper bedrooms and two bathrooms in about 130 sq ft more than Type A. If you are buying to live in with two children, or with a parent, this is the size where bedrooms stop feeling like a compromise. It is a sensible middle option when Type A feels tight but Type C is above budget.

Type C (1,206 sq ft): more room and a third bathroom

Type C adds a third bathroom and the extra room, which changes daily living more than the extra floor area suggests: fewer queues for the bathroom and a spare room for work. It suits a larger household. Larger units tend to have a smaller pool of buyers at resale, so it makes most sense if you intend to stay.

Type D1 and D2 (1,410 sq ft): the largest homes

The two largest layouts share the same footprint but are planned differently. Type D1 is a four-bedroom, three-bathroom home for a big family. Type D2 is a 3+1 layout with a dual-key arrangement, meaning it can be configured as two separately lockable living spaces under one title. Dual-key suits a multigenerational household that wants some separation, or an owner who wants the option of letting out one part. Ask to see the D2 plan in detail before deciding, since how the space divides matters more than the label.

With or without balcony

Types A, B and C also come in a without-balcony layout. A balcony gives you an outdoor spot for drying clothes and some air, but it uses floor area that could otherwise be inside space. Without one, the interior can feel more open. Neither is better in general, so ask which stacks have which version and compare the two plans side by side.

Which type should you pick?

Start with your budget and how long you plan to stay. For a first home or a smaller budget, Type A or B. For a growing family that will stay for years, Type B or C. For extended family or a flexible arrangement, Type D2. For a big household that wants four proper bedrooms, Type D1. One more point: foreign buyers in Kuala Lumpur face a minimum purchase price of RM1,000,000 for most property types, so the smaller Queenswoodz units, priced below that, generally would not qualify. Location and timing, briefly

Whichever layout you choose, the location is the same: about 900m, roughly a 3-minute walk via a covered walkway, from LRT Awan Besar on the Kelana Jaya Line, close to Pavilion Bukit Jalil. The project is leasehold and under construction, with completion targeted for 2029 Q3.
