Most articles about Merdeka 118 are about the tower. This one is about the street around it: what a person living at MABA Suitez, on Jalan Hang Jebat directly opposite the precinct, could reach on foot or by train. Distances come from the developer's material, and MABA Suitez is still under construction with completion targeted for 2031, so treat this as a picture of the neighbourhood as it is planned and used today.
The precinct next door
Merdeka 118 stands at 678.9 metres across 118 floors and is officially recognised as the world's second-tallest building. It was inaugurated in January 2024, its Park Hyatt hotel opened in August 2025, and its offices, with tenants including Bank of America, were reported more than 70% leased. 118 Mall, the seven-storey retail podium with more than 300 outlets, was confirmed to open in August 2026, so check its current status and opening hours when you visit. MABA Suitez sits roughly 50m from Merdeka 118, 118 Mall and Merdeka Stadium.
Getting around without a car
This is the main reason a central address appeals. Merdeka MRT (SBK17) is about 500m from MABA Suitez, a walk rather than a covered link, and LRT Plaza Rakyat is within walking distance. That puts the project close to more than one rail line in the KL core. Lalaport is roughly 800m away. In practice, someone living here could commute by rail and run errands on foot, though I would still test the walk to the MRT in the heat and rain before deciding.
What surrounds it
Petaling Street, Central Market, REXKL and Stadium Merdeka are all around the site, along with established schools. It is an older, denser part of Kuala Lumpur than the KLCC side of the Golden Triangle, with heritage streets, food and markets alongside the new towers. That mix is a draw for some buyers and a compromise for others, because a lively neighbourhood also means traffic, crowds and event-day noise near a stadium.
What is inside the development
MABA Suitez is a 60-storey twin-tower project on the former 1.328-acre Wisma Maba site, mixing serviced apartments of 484 to 657 sq ft with office suites from 323 sq ft. It is a joint venture between EXSIM and the Malaysian Basketball Association, which is moving into a new 3,000 sq ft headquarters in the development with a dedicated three-on-three basketball court. For a resident, that means a small community anchor in the building, though it does not change how the units are priced.
What to check on a site visit
Visit at three times: a weekday morning, a weekday evening rush hour and an event day if there is one at Merdeka Stadium. Walk from the site to Merdeka MRT and to Plaza Rakyat LRT. Look at the traffic on Jalan Hang Jebat, the noise level and where you would get groceries. Also ask the sales team for the current price list, the tenure documents (the project is marketed as freehold, but I have not seen this confirmed in official documentation) and the expected handover date, since 2031 is a long horizon.
Is it for you?
If you want a small, central home that works without a car, a landmark address and a lively neighbourhood, this location is hard to replicate. If you want quiet, green space or a large family home, it is probably the wrong fit. I go through the unit types and indicative pricing in my MABA Suitez review.
