MABA Suitez (also searched as "MABA Suites") gets attention for one reason: the address. It sits on Jalan Hang Jebat, directly opposite Merdeka 118, and that puts a new-launch unit in the middle of the most talked-about redevelopment in Kuala Lumpur. The questions worth asking are what you are actually paying for, and which parts are still unconfirmed.
What MABA Suitez is
MABA Suitez is a joint venture between EXSIM and the Malaysian Basketball Association (MABA), redeveloping the former 1.328-acre Wisma Maba site. It is planned as 60-storey twin towers with an RM800 million gross development value, mixing serviced apartments (484 to 657 sq ft) with office suites from 323 sq ft. Groundbreaking was held on 30 November 2025 and EXSIM is targeting completion in 2031.
The joint venture is the unusual part. MABA is relocating into a new 3,000 sq ft headquarters inside the development, with a dedicated three-on-three basketball court. That is a real community anchor, though it does not change how the units themselves are priced or rented.
Location: what "50m from Merdeka 118" means
The developer's material places the site roughly 50m from Merdeka 118, 118 Mall and Merdeka Stadium. Merdeka MRT (SBK17) is about 500m away, which is a walk rather than a covered connection, and LRT Plaza Rakyat is within walking distance. Lalaport is roughly 800m away, and Petaling Street, Central Market and established schools sit around it.
For a small unit, that mix of rail options and walkable amenities is the real appeal: you can live here without owning a car. The other side is that a central KL site means a dense neighbourhood, so it is worth visiting at rush hour and on an event day at the stadium before you decide.
Unit types
Based on developer floor plans, there are three layouts:

Type C1 is an office suite, not a home, so check how it is titled and used before treating it like a residential unit. Ask to see each layout on the floor plan before you choose by price alone.
Pricing: what is confirmed and what is not
Media reports at groundbreaking cited roughly RM1,800 to RM2,200 per sq ft. The current market indication is around RM2,100 to RM2,200 per sq ft. None of this has been confirmed against an official developer price list, and EXSIM has not announced a formal launch date. As arithmetic only, not a quoted price, that range works out to about RM1.02 to RM1.07 million for a 484 sq ft unit, and about RM1.38 to RM1.45 million for 657 sq ft.

What is still unconfirmed
Three things to verify in writing before you commit. First, tenure: it is marketed as freehold, but that comes from the agent team, not yet from official documentation. Second, unit count: sources report anywhere from roughly 1,000 to 1,300 units. Third, the launch itself: the official price list and sales launch date are still pending. A 2031 completion also means a long wait, so the payment schedule and your financing plan matter more than usual.
Who MABA Suitez suits, and who it doesn't
It suits a buyer who values a landmark central address, wants rail access and walkability, and is comfortable with a compact unit and a completion around 2031. It suits someone who can hold through the build period without needing the unit sooner.
It suits less well a buyer who needs a larger family home, wants a confirmed price list before deciding, or needs to move in within the next few years.
